Viera offers something that can be hard to find elsewhere on Florida’s Space Coast: newer neighborhoods, highly regarded schools, parks and trails, shopping and restaurants nearby, and easy access to both the beaches and I-95.
But Viera isn’t one-size-fits-all. Different neighborhoods can mean different HOA fees, CDD fees, amenities, builders and lifestyles. Knowing those differences before you buy can save you a lot of money and help you choose the right part of Viera for your family.
Viera East vs. Viera West: Which Side Is Right for You?
One of the first things I explain to buyers relocating to Viera is that not every part of Viera feels the same. The easiest way to think about it is Viera East and Viera West, divided roughly by I-95.
Neither side is necessarily better. It really comes down to whether you prefer a more established neighborhood or newer construction, what amenities matter to you, your budget, and how you want to live day to day.
Viera East
Established neighborhoods and a more mature feel
Viera East is the older, more established side of Viera. You’ll generally find more resale homes, mature landscaping and neighborhoods that have been built out for years.

Viera West
Newer communities and continued growth
Viera West is where much of Viera’s newer residential growth is happening. Current Viera materials feature communities such as Pangea Park, Crossmolina, Del Webb at Viera, Aripeka, Farallon Fields, Laurasia and other new-home options, with additional future development shown on the master plan.
Buyers may prefer Viera West if they want:

So which side should I choose?
There isn’t one answer. I’d rather start with your budget, the type of home you want, your commute and how you actually plan to use the community. From there, we can usually narrow Viera down pretty quickly.
Viera Neighborhood Guide
Viera has a lot more variety than most people realize. You’ll find established resale neighborhoods, brand-new construction, golf communities, luxury custom homes, 55+ options and neighborhoods built around parks and amenities.
The right place to start really depends on your budget, the age and style of home you want, and which amenities matter most to you.
Established Viera
If you prefer mature landscaping, established streets and more resale inventory, start with some of Viera’s older neighborhoods, particularly on the east side. These areas can feel noticeably different from the newer development farther west.
Parks, Pools & Amenities
Communities around Addison Village and western Viera include neighborhoods such as Strom Park, Trasona Cove, Sendero Cove, Sierra Cove and Stonecrest. Amenity access and fees can vary by neighborhood, so this is an area where it pays to compare the details rather than just the house.
New Construction
If you want a newer home, Viera is still actively growing. Pangea Park, Crossmolina, Farallon Fields, Laurasia and Reeling Park are among the current new-home options, with additional development continuing throughout the master plan.
Luxury & Custom Homes
For higher-end and custom construction, I’d start with communities such as Adelaide, Aripeka and Modern Duran. Aripeka, for example, was designed around preserved native vegetation, trails, parks and lakes, while Modern Duran focuses on golfside luxury.
55+ Living
Viera has several active-adult options. Del Webb at Viera is a newer gated 55+ community with single-family homes, paired villas and a large amenity center, while established active-adult communities are also found throughout Viera.
Golf Communities
Golf is a big part of the Viera landscape. Around Duran you’ll find communities such as Wyndham at Duran, Fairway Lakes and Modern Duran, while Viera East also has established golf-course neighborhoods.
