Thinking about selling your home?

Selling a home is a big decision, and the first question usually isn’t
“Which Realtor should I hire?”
It’s more like:
What is my house actually worth?
What should I fix before I sell?
Is now even a good time?
Those are the conversations I want to have first.
I’m Alex Warner, a Space Coast Realtor helping homeowners throughout Viera, Melbourne, Satellite Beach, Indian Harbour Beach and the surrounding Brevard County area.
My job isn’t to tell you whatever number gets a sign in your yard. It’s to give you an honest picture of the market, help you prepare the home correctly, and put together a strategy that gives you the best opportunity for a successful sale.
Before We List, We Make a Plan
One of the biggest mistakes sellers make is rushing a house onto the market before it’s ready.
Sometimes a home needs work.
Sometimes it needs paint, landscaping or a few small repairs.
Sometimes it just needs less stuff in it.
And sometimes the best advice I can give you is:
Don’t spend another dollar.
Before listing, I’ll walk through the home with you and help separate the improvements that could actually help the sale from the projects that probably won’t give you your money back.
The goal isn’t to make your home perfect.
The goal is to make buyers see the value as soon as they walk through the door.
Frequently Asked Questions About Selling a Home in Brevard County
How much is my home worth?
Your home’s value depends on recent comparable sales, current competition, condition, location, updates and what buyers are currently willing to pay. I prefer to look at the home and the local market before giving you a pricing recommendation.
Should I make repairs before selling?
Not necessarily. Some repairs or cosmetic improvements can make a meaningful difference, while others may not provide enough return to justify the expense. I recommend reviewing potential improvements before spending the money.
Can I sell my house as-is?
Yes. An as-is sale does not necessarily mean buyers cannot inspect the property or negotiate during the transaction, but it can be an effective option depending on your home and your goals.
How long will it take to sell my home?
That depends on the property, location, price point and current market conditions. Instead of promising an arbitrary number of days, I’ll show you what comparable homes are actually experiencing and what we can do to compete effectively.
When is the best time to sell a home in Brevard County?
There isn’t one perfect month for every seller. Your personal timeline, competition, inventory and market conditions are usually more important than waiting for a particular season.
How much does it cost to sell a home?
Selling expenses can include brokerage compensation, title or closing expenses, repairs, concessions and other costs depending on the transaction. We’ll review the estimated numbers upfront so you have a clearer idea of your expected net proceeds before making decisions.
Ready to Talk About Selling?
You don’t have to be ready to put your home on the market tomorrow.
Some of the best conversations I have with sellers happen months before they ever list.
